Therapeutic Fjord horse for feed lease/volunteer (Temecula)

I have worked with horses for over 10 years, but lately I have become burnt out. I was considering selling my girl that I have had for 4 years, but there were too many flakes, and we are really bonded. I am looking to do a feed lease with her in the Temecula, Fallbrook, Murrieta, Menifee, Escondido, ect area with a program/company. No private leasing unless you lease at my stables. My horse is a 10 year old mare, 14.1hh and is good for riders from beginner to advance. She is a trained Therapeutic horse, does english, western, and bareback. She is very forgiving of beginner riders, and will do her best to ignore the cues that a rider doesn't mean to be giving. (She knows side stepping, so if a rider has their heels in her, she will do her best to go straight or might get slightly antsy till the instructor/sidewalker realizes what's going on. No biting/kicking/swishing tail/or cinchy. gets bored easily at the cross ties. If she gets treats at the end of each lesson, she will get pushy to get to them, so a mix up is really good, or she is even happy not receiving a treat at the end.
Great on trails, but I don't want her ridden next to busy roads.
I want a place that will also let me volunteer with them, when I can, and to let me hop on her on her for a little bit when she isn't being used, or give her a bath.
I will check out your place, and if I like it, I will give my stables a 30 days notice.
